It occured to me that I always get asked what's going on in the market, so I will make sure you hear from me regularly with some details. If you ever have any questions, let me know! Lafayette and West Lafayette real estate has changed a bit over the last year. We have a slightly larger inventory, and our days on market has increased a bit. Not a lot, but a little.

Right now, we have 2703 listings on the market. It breaks down like this:

  • 1687 single family homes.
  • 1010 multifamily homes.
  • 65 commercial properties.
  • 846 vacant land listings.
  • 4 farms.

We currently have 1067 listings for sale in Lafayette, and we have 554 in West Lafayette. So far, year-to-date, we've sold 3055 properties in our market area.

Fed Predicted to Drop Rates Again

After watching all the coverage on the news the past few weeks, it seems obvious that the govt wants to avoid recession any way it can. I predict (not much of a stretch, I know!) another rate cut of 25-50 points. This will mean an easier time getting that home you want. Buying Homes in Lafayette is Easy These Days!

Hi everyone, we just as a team realized we had neglected our blog. I will be here more often I promise! We've posted a lot of new properties, and we're going to keep you up to date on everything going on in real estate in Lafayette. This blog is going to be your best friend I promise!

Anyway, I just met with a lender and we were talking about why the market has slowed down. The Lafayette market HAS experienced an increased in days on market (DOM), and we were trying to figure out why.

Do you have any ideas? Because I'm stumped. The only thing we can think of is all the negative media...but guys please remember that what's happening in other markets doesn't necessarily translate to here.

Did you know that 30 yr fixed is still at 6.1%? And 15 yr fixed is, wow, 5.73%! Rates are historically low, our supply is awesome, our job market is good, our growth has been promising and steady. My conclusion is that if you want a great deal on a mortgage and a great house at a fair price, Lafayette and West Lafayette have to be a couple of the best places to buy in the COUNTRY right now.

Here is Some Good News for all You Lafayette Homeowners!

FYI, we've got word from one of our lenders in Lafayette that PMI will still be tax deductible in 2008. The actual rules and accounting procedures are not totally in place yet. Here are a few details...

In general, dual household income cannot exceed $100,000 and a single borrower's income cannot exceed $50,000.00 as the main qualifier for deductibility.  I will provide more specifics when available.

All consumers should check with their accountant for accurate information on how much they can deduct.

Interest Rates Drop for Our Lafayette Home Buyers!

I thought you might be interested to know that mortgage bonds prices have risen. This puts downward pressure on mortgage rates. Trading was all over the place throughout the week...investors are still concerned over credit and energy issues. Adding to the volatility were triple digit movements in stock prices!

Interest rates on government and conventional loans are down another 1/4 point!
